Property Update

We are all wondering what is happening to the British economy and the effect on property transactions. 

Bargain hunters who are lucky enough to have liquidity are now enjoying a bonanza picking up properties at auction that two or three years ago sold for anything up to twice the price being achieved today, sometimes and in particular in relation to inner city apartment developments the reductions of price are even more radical.  I heard a report today by an auctioneer that an apartment sold three years ago for £170,000 was now up for auction with a guide price of £60,000.  Another development being a warehouse conversion was even more radically reduced.

When considered against the background of rising rental prices and favourable interest rates, property, whether for owner occupation or pure investment is looking rather good.  If taken in the context of the falling Pound , UK property must be seen by international investors as nothing short of a bargain.

There is one other important factor now that goes beyond the usual uncertainties and fluctuations in the stock market and other investments.  Thanks to Mr Madof and other smaller fish like him investors can only wonder who can be trusted to give reliable financial advice on stock market investments and other securities that are less tangible and visible than property.

My conclusion is that property is looking increasingly attractive and it seems that there are only two thing holding back demand. Liquidity and the availability of credit and a psychology that could change remarkably quickly from looking forward pessimistically to further reductions in property values to a realisation that property now represents real value for money and that money itself is presently very cheap.
